Dust, construction debris, pet hair, and other material can collect inside an HVAC system over time. In most homes, a lot of that material stays on duct surfaces rather than circulating through the house. But when buildup becomes substantial, when you can see heavy debris inside the ductwork through a register opening, or when odors appear whenever the system runs, professional cleaning may be worth doing.

Northern Nevada homes deal with high desert dust year-round and, during fire season, periods of heavy wildfire smoke. HVAC filters catch some of that material, but residue may collect in ductwork and system components, particularly after prolonged smoke exposure or when filtration is limited. Whether cleaning makes sense depends on the condition of the system, not simply how much time has passed. These conditions may be reasons to have the system evaluated for cleaning:

Tell us about musty odors or symptoms that seem worse inside the property. These issues can have many causes unrelated to the ductwork, so cleaning may not resolve them. Every job starts with a written scope so you know exactly what’s covered before work begins. Depending on the system and your goals, the scope may cover the duct network only or include accessible HVAC equipment components. Duct network cleaning can include supply and return ductwork, registers and grilles, and accessible trunk lines and plenums. Added equipment cleaning may include components such as the blower compartment, coil, or drain pan. We’ll review the scope with you when we put together your quote so you know exactly what is included.

Before cleaning begins, we examine accessible ductwork and system components to confirm the extent of buildup and identify moisture, damaged material, suspect growth, or other conditions that may affect the agreed scope of work. In older properties, this also accounts for insulation or HVAC materials that may contain asbestos. Suspect material isn’t brushed, cut, or disturbed until it’s been properly assessed, which is a direct benefit of our background in asbestos abatement.

On systems where the main trunk lines don’t already have a service opening in the right location, we create a small access point to reach and properly clean that section. Once cleaning is complete, we professionally close and seal the access point to prevent air leakage.

For ducts with heavier buildup, we use rotary brushes to loosen material from the interior walls of the ductwork rather than relying on airflow alone.

Loosened debris is pulled out through HEPA-filtered vacuum equipment under continuous negative air pressure, so material is contained and removed from the system rather than pushed further down the line or released into the room while we work.

After mechanical cleaning, an EPA-registered product may be recommended for certain eligible duct surfaces when conditions and the product’s own labeling support its use. We’ll explain the specific product, its purpose, and its limitations before applying anything. This isn’t an automatic step in every cleaning, and it isn’t a substitute for correcting an underlying moisture or contamination problem.

We review the work with you and point out anything else we noticed, such as a damaged duct section or a condition that may call for further assessment.

If we find visible growth, moisture damage, smoke residue, or other conditions beyond routine dust and debris, we’ll walk you through what we’re seeing and whether further assessment, testing, or remediation work makes more sense than proceeding with a standard cleaning.

Per-register figures help estimate system size, but whole-house pricing isn’t simply the register count multiplied by the per-register rate. It also accounts for equipment setup, main trunk lines, returns, system access, and job conditions. Final pricing depends on the number of registers, the condition of your system, and whether additional work like an antimicrobial treatment is recommended. The initial quote is free. If a technician needs to visit the property to assess the system before finalizing that quote, that on-site assessment carries a separate fee for the technician’s time. The fee applies whether or not cleaning or other work is ultimately recommended, and we’ll explain it before scheduling the visit.

Routine duct cleaning handles dust, dander, and general debris. Suspected or confirmed mold contamination and heavy soot or smoke residue from a fire are different situations, and we don’t treat them as a flat-rate add-on to a standard cleaning.

A technician may recognize concerning conditions during the pre-cleaning review, such as visible growth, unusual staining, persistent moisture, or a strong odor. Visual assessment alone, though, doesn’t always confirm that a substance is mold. Because we also perform mold remediation, our team is better equipped to recognize when a condition may call for lab confirmation or a different scope of work rather than simply proceeding with a standard cleaning. If we find something like this, we’ll explain what we’re seeing, whether further testing makes sense, and scope that work separately, since every situation here is different and it’s assessed case by case rather than priced off a table.
